If you are planning to sell your home this year there are lots of ways of increasing your chances of finding a buyer.

• First impressions count, so make sure that your home looks welcoming from the outside too.

• Presentation is vital. Tidying up clutter is the best way to improve saleability.

• Make sure that the garden is well presented.

• Recent Redecorating can improve the attractiveness of a home as well. Use neutral colours.

• Upgrade the kitchen. This invariably makes a home more attractive, as does a loft conversion, but sellers must accept that the average price of properties in the street usually limits the maximum price that a home can achieve.

• Conservative valuation. Sellers must ensure that their asking price is competitive in the current market conditions, and remember that values across the board have dropped sharply in many areas in the past few years.
