Letting Services

Ashton Rains Lettings has carefully prepared three levels of service for you to choose from. These quality products are tailored to your needs so that you obtain the right service for your requirements. The services are summarised as follows based as a percentage of the Gross Passing Rent for the property for the duration of the time the Tenant remains in occupation of the property

Let Only

We will:
1. Visit the property and appraise it for rent achievable and works required.
2. Prepare details to be circulated and advertise property through available media.
3. Find a tenant and negotiate the terms on your behalf.
4. Take up references on the proposed tenants and perform a credit search.
5. Prepare and execute the tenancy agreement and serve all statutory notices.
6. Collect the first month's rent and deposit.
7. Administer the deposit under the 'Tenancy Deposit Scheme' for the term of the tenancy.
8. Prepare an inventory and check the tenant into the property.
9. Advise the statutory authorities of the meters readings for Gas and Electric and also establish. accounts for the tenants for Council Tax and water.

Let Only with Rent Collection Service

In addition to the Let Only service we include:
1. The collection of rent.
2. Monthly accounts for your records.
3. Renew and extend the tenancy agreement if required.

Full Management

In addition to the Let Only with Rent Collection service we include:
1. Liaise with tenant(s) and landlord regarding any problems that may occur during the tenancy and carry out general repairs and statutory obligations on the landlords behalf.
2. Arrange all leasehold repairs.
3. Provide monthly accounts.
4. Regular property visits.
5. Provide a key holding service for the property while it is vacant.
6. Arrange for remedial works prior to letting of the property.
7. Complete a full checkout and administer the distribution of the deposit at the end of the tenancy.

If you are planning to rent your home this year there are lots of ways of increasing your chances of finding a tenant.

First impressions count, so make sure that your home looks welcoming from the outside too.

Presentation is vital. Tidying up clutter is the best way to improve saleability.
